What is gazumping? And how can I avoid it?

Gazumping happens when a seller accepts your offer on a property… and then later accepts a higher offer from someone else, leaving you out of the deal.
In England and Wales, this is legal - because the sale isn’t committed until contracts are exchanged. That part can take several weeks, and during that time, the seller can still change their mind.
So, if a new buyer comes in with a better offer (or is better prepared), the seller might decide to go with them instead — even if you’ve already spent time and money on surveys or legal work.
Why do people get gazumped?
It usually happens because:
- Another buyer offers more money
- You’re not moving quickly enough (e.g. legal or mortgage delays)
- Another buyer is “chain-free” or seen as more reliable
- The seller gets cold feet about your offer
It can feel really unfair - especially if you’ve already invested emotionally in the move.
How can I avoid being gazumped?
There’s no 100% guarantee, but here are a few smart steps that lower the risk:
Get a mortgage in principle
Having this ready shows sellers you're financially prepared, which can make them more confident in your offer.
Be organised
Line up your solicitor and documents (like proof of funds and ID) early, so you can progress quickly once your offer is accepted.
Stay in touch with your agent
Keeping the communication flowing shows you're serious about the purchase and helps the process move smoothly. If anything changes on your end, like your timeline or finances, just let them know.
Ask the seller to take the property off the market
Once your offer is accepted, ask the agent to stop advertising the home. Some sellers do this as a sign of commitment, but they’re not legally required to.
Move quickly between offer and exchange
The shorter that window is, the less time there is for another offer to sneak in.

Gazumping is frustrating, but sadly not unusual. The best thing you can do is stay organised, responsive, and in regular contact with your agent. A well-prepared buyer is much less likely to be gazumped.
