What's new in Street.co.uk? Development Update October 2024

October has been an absolutely monumental month! We’ve launched Spectre’s new marketing suite and 24 more updates to the Street.co.uk CRM, including a revamped reconciliation flow, app enhancements for both consumers and agents, and two powerful new integrations. Here’s a look at what’s new…

Spectre’s brand-new marketing suite is revealed.

Our biggest announcement of the month has got to be Spectre’s all-new marketing suite, featuring three powerful tools: Email Marketing, Social Media, and Property Reports. With these tools, you can elevate your marketing strategy and reach a wider audience with targeted ads, branded and data-driven reports, and automated email campaigns.

Enhanced Street.co.uk and Spectre integration.

Following our huge launch, we put some work into the Spectre integration with Street.co.uk. That means you now have access to key market insights directly within the Agent App under a new data tab for during valuations. This integration gives you crucial context on whether a property is being valued due to market challenges or recent sales. You’ll also find estimated sale or rental values, year built, detailed sales history, and nearby comparable listings, including a map view. 


Alongside this, Spectre’s integration cards within the CRM have had a sleek design update. These cards give you quick access to key information like status, market data, or listed price so you can give an informed view when adding a valuation, property, or applicant.

Simplified, statement-driven reconciliation.

Our latest client accounting update transforms bookkeeping with streamlined processes that simplify reconciliation. The statement-driven workflow ensures accuracy by syncing directly with bank statements, creating a single source of truth for all account records. 

Users can customise transaction matching for each tenancy, ensuring accurate and easy payment linking, while bulk reconciliation reduces the need for manual input by handling multiple transactions with a single click​. This workflow will simplify and speed up the financial management of your agency with a streamlined receipt and reconciliation process that helps reclaim hours of time.

Take properties to auction with the Pattinson integration.

Our brand-new partnership with Pattinson Auction allows you to send properties to auction in a single click. Integrating with Pattinson Auction unlocks countless benefits for your agency, allowing you to boost your revenue, achieve faster sales, reduce fall-throughs, and keep stock moving by properties to auction on a case-by-case basis.

With the integration, vendor and property details sync from your CRM, and a checklist guides you through the next steps once a property goes to auction. Once listed, the Auction Card provides live updates on bids, reserve prices, and sale status. 

Simplify the entire lettings process with Goodlord.

The second integration of October is with Goodlord and it simplifies the lettings process entirely. Using this integration allows you to import tenant, property, and landlord data directly from Street.co.uk, managing deposits, references, and tenancy contracts in a single, connected workflow.

Allow prospective buyers to book a valuation from the app.

On the Buyer App, we’ve introduced a valuation booking feature, enabling prospective buyers to book valuations directly if they have a property to sell, helping you capture more business from buyers. And, for agents with online booking enabled, this aligns with real-time valuer availability, helping capture new business from buyers considering a sale.

Keep on top of busy schedules with the Agent App.

New updates to the Agent App also helps you keep on top of busy schedules. In the app, you can now toggle on ‘Show Unconfirmed Viewings’ to see all appointments, with the option to check confirmation statuses and directly contact vendors from within the app.

Easily track missing certificates for better compliance.

Finally, agents can now easily track missing certificates to help with their compliance. Now, agents have a detailed view for each property, showing what’s on order with filters for branch and assignee so it’s even more simple to stay on top of compliance.

Other notable releases.

  • Send emails to anyone, with automatic logging in Street.co.uk.

Agents can now send emails to any contact from the email box, regardless of whether the contact exists in Street.

  • Withdrawing a lettings offer.

If an applicant chooses not to proceed, agents can now simply mark the offer as withdrawn. 

  • New rent arrears table.

When using the navigation bar, agents now see a new ‘Arrears’ link under Accounting going to the Rent Arrears table. 

  • Commission deductions on contractor payment advice.

Commission deductions are now displayed on the contractor's Payment Advice, offering a clearer and more detailed view of payments.

  • Santander BACS export.

We’ve added a new BACs file format for Santander, helping to manage bulk payments for these banks alongside all major other banks.

  • Clearer labels for Landlords and Owners.

We’ve enhanced persona labels to make it easier to distinguish between Landlords and Owners on the property page.

  • Buying positions are now mapped with Bridge. 

Now agents can seamlessly transfer and maintain unique applicant buying positions when migrating to Street.co.uk using Bridge. 

  • Send a broadcast.

Agents can use the new broadcast feature to send out transactional email to multiple customers at once - to specific branches, or to all customers in their network.

  • New applicant type: Buy-to-Let Investor.

We’ve introduced 'Buy-to-Let Investor' as a new applicant type, allowing agents to easily log when an applicant is solely interested in purchasing properties for investment purposes.

  • Retain additional details on Memo of Sale.

When creating or updating a memorandum of sale, any text entered in the 'Additional Info' box will now be retained for easy editing and reference.

  • Mark an NRL quarter as closed.

Mark an NRL quarter as closed whenever there is no payment due.

  • Early Payment Indicator on Allocate Funds Page.

On the Allocate Funds page, agents will now see an 'Early Payment' tag when rent payments are received before the due date.

  • Payment References on Payments to Make table.

The Payment Reference is now visible in the 'Owners' tab on the Payments to Make page. 

  • Flexible inspection intervals. 

When completing an inspection, agents now have quick-select options, making it easier to set up the next inspection based on property needs.

  • Transfer from Suspense Account to Lettings Applications.

Agents who receive holding deposits or unknown funds in the suspense account can now transfer these directly to the lettings application ledger.

  • Add an Opening Balance to the Suspense Account.

During onboarding, agents with pre-existing funds in a suspense account can now add an opening balance in Street.co.uk.
